- Planning permission application for 80 houses development by Croudace Homes on the land off Stonards Hill, Epping (often referred to as 'Old Pastures' or land adjacent to the recreation ground). Reference: EPF/2477/25 (current live application – deadline 14 January 2026).
- Land North of Stewards Green Road / Stewards Green Fields - EPF/2120/25 – 400 houses plus another 200 social housing homes (anticipated application)
- Land to the South West of Stonards Hill, Epping, - sometimes Mill Mound Fields EPF/1215/25. This application was refused in November 2025. It was to change the use of the land to keep horses, which is feared as a gateway, after approval, for a follow-up application for housing on the land. This may become subject to appeal.
- The approved South Epping SEMPA site with a minimum of 400 homes and other buildings (South Epping Masterplan Area).
- Russel Cottage, Fluxs Lane 9 dwellings, EPF/1691/25 (current live application – deadline 16 January 2026). The application document suggests there is scope for 20 homes on this green belt buffer land.
Green Belt fields behind Theydon Bois Station, Abridge Road EPF/2137/25 – 150 houses anticipated application
Approved SEMPA site and just a few of the proposed green belt sites for housing developments
- Several new housing developments are underway or approved in Thornwood: including Weston Homes' Thornwood Park (62 homes) and gs8's Carpenters Yard (over 100 homes), plus other sites like Tudor House (approx. 124 homes) and near High Road approx. 48.
- Happy Grow Garden Centre, Thornwood: A proposal for 65 dwellings (EPF/2576/24).
- Based on the Epping Forest District Local Plan (Adopted 2023) and recent 2024–2025 planning submissions, here are the additional Green Belt sites:
- Strategic Masterplan Areas (Major Impact)
These sites are "strategic" because of their massive scale and their cumulative pressure on the B181, A414, and M11 Junction 7/7A:
- Latton Priory (HGGT): A minimum of 1,000 homes on Green Belt land south of Harlow. Epping Upland Parish Council has specifically raised concerns about the traffic volume this will force onto the B181 (Epping Road).
- North Weald Bassett (Site NWB.R3): An outline application was submitted in May 2025 for up to 600 dwellings, a 70-bed care home, and a primary school on land South of Vicarage Lane.
- Waltham Abbey North Masterplan: A minimum of 740 homes on Green Belt land north of Parklands. While further west, its traffic will impact the orbital routes used by Epping residents.
North Weald & Thornwood Cluster
- Thornwood and North Weald sit on the main corridor into Epping (the B1393 and B181). The density of applications here is very high.
- North Weald Airfield (Google Data Centre): While partially previously developed, this is a massive commercial development (EPF/0849/25) that will generate significant HGV and construction traffic.
- Land at Bluemans (Site NWB.R1): Part of the North Weald allocation for a minimum of 1,050 homes across multiple sites.
- Gills Farm, Epping Upland: An outline application (EPF/2427/25) for 47 dwellings on Green Belt land near Chambers Manor Farm Lane.
Smaller Green Belt Incursions near Epping
- Mill House Farm, Theydon Road: Recent activity and objections from the Epping Forest Heritage Trust regarding development in this sensitive Green Belt/Forest buffer.
- Coppice Farm, Theydon Bois: Mentioned as a site of concern for heritage and Green Belt protection.
- 9A High Conifers, Lower Bury Lane: A smaller application (EPF/2490/25) but located in a sensitive Green Belt area of Epping.
